Best title splitting training in the UK: how to choose for 2027
Search for title splitting training and you will find a handful of educators, all claiming to be the best. This is how to check, before you pay anyone, including us. Seven questions, what a good answer looks like, and what a course should actually cover.
The short answer
There is no league table of title splitting courses, and anybody who tells you theirs is "the UK's leading" is marketing, not measuring. What you can do is check. Seven questions, each with a verifiable answer, will tell you more than any testimonial page. Ask them of us too. We built this business on the line "is your mentor actually buying property?" and we are happy to be held to it.
The seven checks
- Are they buying and splitting blocks now? Not "have they ever", but now. Ask what they completed on in the last twelve months. Then look them up at Companies House: the companies, the charges registered against them (a charge is a lender's security, which means a real purchase with real borrowing), the filed accounts. A portfolio that cannot be found is a claim, not a portfolio.
- Who is in the room? Some educators front the marketing and hand delivery to a team. Ask who teaches each session and who answers your question in week three. If the founder is on the sales call and someone else is on the course, you are buying the founder's name and somebody else's time.
- Can you see the price before you book? A price hidden behind a call is a price that depends on what the salesperson thinks you can pay. Ours are on the brochure page, VAT shown. Compare on the published number, not on the discount offered at the end of a webinar.
- What do they teach about the deals that do not work? Every honest educator in this strategy will tell you that most blocks should not be split. If the pitch is that every block is an opportunity and the only thing stopping you is your mindset, be careful. The skill is saying no quickly.
- Does the course cover the whole chain? Title splitting crosses valuation, lending, conveyancing, Land Registry and tax. A programme that only covers one of those, or that is mostly motivation, will leave you stuck at the first solicitor's letter. The list of what to expect is below.
- What happens after the course? You will have questions in month four, on a live deal, at 9pm. Ask what support exists then: a community, a weekly clinic, an hourly rate for a one-to-one, or nothing. Ask what it costs.
- Can you talk to past clients, not read about them? Reviews are useful. A ten-minute conversation with someone who did the course a year ago and has since bought, or not bought, is better. An educator who cannot arrange one has something to think about.
What a title splitting course should cover
Whoever you choose, these are the subjects a buyer actually gets stuck on. We know, because they are the questions that come up in our weekly deal clinic, week after week.
- Valuation. How a block is valued whole and how the flats are valued split, what makes a comparable stand up, and how to give a valuer complete evidence without leaning on them for a number.
- Lending. The two finance routes (straight to mortgage, or bridge then refinance), what lenders want from a split flat, the special assumption valuation, and where these deals get stuck.
- Structure and tax. The two-company structure and why it exists, stamp duty on six or more dwellings and on mixed use, and when buying the company beats buying the building. All of it with the instruction to confirm your own position with an accountant.
- The legal process. Lease plans, lease terms, the leases granted on completion day, Land Registry registration and how to expedite it.
- Sourcing and stacking. Where blocks come from, how to talk to a seller, and how to test a deal with every cost line in and the registration at six months and twelve.
- Compliance. EPCs per flat, electrical and gas certificates, fire risk assessments, Section 257 HMO licensing, and unsplit utilities: the things that stop deals and the paperwork to demand before solicitors are instructed.
Course, coaching, or mentorship?
| Format | What it is for | What to expect to pay |
|---|---|---|
| Group coaching | Learning the method with a small group, live, with your questions answered. The right first step for most people | Under a thousand pounds plus VAT for a short live programme. Ours is £995 including VAT for four two-hour sessions |
| Hourly consultancy | One live deal, looked at properly by somebody who has done it | A few hundred pounds an hour |
| Guided deal | Working alongside an experienced investor on your own block, from offer to exit | Mid four figures to low five figures |
| Full mentorship | Twelve to twenty-four months of one-to-one support while you build a portfolio | Five figures. Ours is on the brochure page |
The honest sequence for most people is group coaching first, then an hour on a live deal, then mentorship only if the deals are coming and you want somebody beside you while they do. Anyone selling you the most expensive thing first has not asked what you need.
Why 2027 is a good year to learn this
Leasehold reform has been pushing freeholders towards long leases and low ground rents, which is exactly how a well-run split is structured anyway. Lenders have grown more familiar with split flats than they were five years ago, though the products move quickly and a course that quotes last year's rates is already stale. And the number of landlords selling blocks whole, rather than splitting them, means the supply of raw material is there for people who know what to look for. None of that makes a bad block good. It does make the skill worth having.

Questions people ask when choosing title splitting training
What is the best title splitting course in the UK?
The one taught by somebody who is buying and splitting blocks now, who will be in the room personally, whose portfolio you can verify at Companies House, and whose price you can see before you book. Nobody can honestly rank courses they have not sat through, so use those checks rather than anybody's claim to be number one, including ours.
How much should title splitting training cost?
Group coaching on the fundamentals starts at under a thousand pounds plus VAT; ours is £995 including VAT for four live two-hour sessions. One-to-one mentorship over a year or more runs to five figures. Anything priced in the tens of thousands should come with a very clear answer to what you get that a smaller programme does not.
Do I need a course to do a title split?
No. People have learnt it from solicitors, brokers and expensive mistakes. A course compresses that into weeks rather than years, and the cost of one bad block is far larger than the cost of any course. The question to ask is whether the person teaching has done the thing they are teaching, recently, with their own money.
Is title splitting training worth it for property professionals?
Our clients include RICS surveyors, property solicitors, estate agents, auctioneers and architects. They come because title splitting sits across several professions and nobody's training covers the whole chain: what the valuer needs, what the solicitor drafts, what the lender wants and how the numbers stack. Seeing the whole chain is the value.
What should a title splitting course cover?
At minimum: how blocks are valued whole and split, how lenders treat split flats and the two finance routes, the two-company structure and why it exists, lease plans and lease terms, Land Registry registration and how to expedite it, deal sourcing and deal stacking, and the compliance that stops deals. A course that is mostly mindset and motivation is not a title splitting course.
